WHAT IS A NEW CONSTRUCTION HOMEBUYER REBATE?
The internet has transformed the way people buy homes. As a buyer, you’ve likely done extensive research, narrowing down communities and homes you’re interested in. So, why still hire an agent? Even if you’re a skilled negotiator, having a realtor who shares their commission with you is a huge benefit. Plus, it’s helpful to have a professional on your side if any issues arise with the builder. I handle negotiations, review contracts, address any problems, and share a significant portion of my commission with you because you deserve it after all your hard work!
Rebates are fully legal in Texas, allowed by the Texas Real Estate Commission and the Department of Justice. They can be applied toward closing costs, upgrades, lot premiums, or even as a check after closing to use however you like!

HOW MUCH IS THE REBATE ON NEW CONSTRUCTION HOME PURCHASES?
When you purchase a new construction home in Texas, the realtor representing the buyer typically earns a 3% commission from the sale price. However, when you work with Tx Buyer Bonus , I offer you a 1% rebate on new construction homes through any Texas homebuilder. Essentially, I keep just 2%, and the remaining commission is credited back to you. You can apply this rebate to cover closing costs, pre-paid expenses, lot premiums, upgrades, appliance packages, or even use it to lower the home’s price. Alternatively, I can cut you a check after closing — whichever option works best for you.
This rebate comes directly from my commission and doesn’t interfere with any builder incentives. It’s a way for you to access extra funds that would otherwise stay with the builder. Rebates are based on the final sale price, and any commissions or bonuses exceeding 3% from the builder are not part of this rebate.
What Is the Rebate for Pre-Owned Homes?

How Much Can I Save by Listing My Home with You?
Traditional Realtors typically charge 6% to sell a home, with 3% going to the listing agent and 3% to the buyer’s agent. What I offer is different: I only charge 2% to list homes priced up to $400K, saving you 1% compared to most agents. For homes over $400K, my listing fee drops to just 1.5%, saving you 1.5% in total. For homes priced $700K and above, I charge only 1%, saving you 2%. Plus, if you buy and sell with me, you’ll save even more. On average, my clients save around $18,000 by using my rebate program—that’s a significant savings!
How Can I Ensure I'll Receive the Rebate? Is It Guaranteed?
Absolutely! You can rest assured that you’ll receive your rebate. Before you sign a contract with a builder, we’ll enter into a Buyer’s Representation Agreement that outlines the terms of the rebate. This binding contract ensures I’m accountable for providing the rebate as promised, and it’s completely legal in the State of Texas.
What You Should Know About Agents Offering 1% or Higher Rebates
A. Be careful when dealing with agents that make outrageous claims. 99% of all builders pay the realtor a 3% commission. There may be rare, higher payouts, but the vast majority only pays 3%. Other agents may make the claim that they will pay you up to 3% and some even advertise up to 5%, but they are simply trying to pull you in with this ploy. At the end of the day, they will all try to keep a full 1% and give you back 2%, because the builders are only offering a standard 3% to the agent. With my program, I only keep a half a percent and genuinely give you back 1%. This is actually the highest rebate offered in the industry. So, whenever you hear about rebates that are very misleading – you need to ask yourself – do you really want to work with someone who makes it their business practice to deceive people with their advertising? My advice is to be sure to read the fine print and check the credentials and reviews of the agent you’re working with.
DOES THE BUILDER GIVE ME THE SAME PRICE AND INCENTIVES IF I USE A REALTOR THAT THEY WOULD OFFER IF I REPRESENTED MYSELF?
A. Yes, pricing and incentives remain the same whether you use a Realtor or not. Many people mistakenly believe that rebates affect the price. In reality, builders must offer the same price to buyers with agents as they do to those without, or they risk discrimination claims. Additionally, no Realtor would send clients to a builder who charges higher prices for agent-less transactions. Builders set aside 3% of each home’s sale price for Realtor commissions from their marketing budget. If a buyer is unrepresented, that 3% simply stays with the builder. Wouldn’t you prefer that money be returned to you instead?
What Steps Do I Need to Take to Ensure I Receive the Rebate?
- Contact Me: Let me know which home or builder you’re interested in.
- Sign a Buyer’s Representation Agreement: We’ll formalize our agreement, detailing the terms of your rebate.
- Inform the Builder’s Salesperson: Make sure to tell them you’re represented by a Realtor from your very first interaction.
- Share My Details: Provide the builder’s representative with my contact information: “Brandell Flores at Equity First Realty Partners, LLC.”
- Consult Your Lender: Check how much of the rebate can be applied to your closing costs based on your loan type.
- Receive Your Rebate: If the rebate can’t be credited to closing costs, we will wire the funds to you after closing. Most clients receive their rebate within 2-3 days of closing.
