What Traditional Realtors Won’t Tell You...

Talking about lowering or sharing commissions in real estate is often considered off-limits. Typically, both the buyer’s and seller’s agents receive a 3% commission on a home sale. While sharing commissions with buyers or sellers is fully legal in Texas, many brokers prefer not to. The reason is simple—they want to keep the entire 3%. But in many cases, well-informed buyers have already done much of the heavy lifting, from identifying neighborhoods and builders to narrowing down potential homes. This makes my job significantly easier. Once we find the ideal home, I handle negotiations with the builder, review contracts, and provide advice throughout the process. Since my buyers have put in so much effort, I believe they deserve a share of the commission, which I’m happy to provide!
